This year, we’ve had to say good-bye to Concours on the Avenue in downtown Carmel, but Prancing Ponies Car Show has been placed right on Ocean Avenue this year on Thursday 8/18. Free to the public, it will be the only car show in Carmel-by-the-Sea. It will be quite a “Happening” with woman car owners showing off their cars and a fashion show! Prancing Ponies Foundation’s mission is to Create Women Leaders One Girl At A Time!

Real Estate Market Report
At the end of the first quarter we always look back to see how the real estate market compares with the year before.After a record breaking year in 2021 the real estate sales activity continued to deliver strong results.The strong demand continued to drive sales prices up. In our Carmel and Carmel Point market the average sales price was over $3.2 million which was similar to our 2021 market.Currently the inventory continues to be at an all time low with only 11 listings available and 6 under contract. Since January 1st, 47 have sold, 3 of which are condos (through April 27th).
The Pebble Beach market was unlike any we have seen before Q1.Total dollar value was up 40% from Q4 2021 due to several higher priced homes.The number of sales was down with only 25 sales. I guess I should consider myself lucky to have sold one of them! Congratulations to Dean and Helen!
The Country Club West area of Pebble Beach continues to be one of the most popular areas in Pebble Beach.Most sales attract multiple buyers and sell for over the list price.My listing at 1044 Lost Barranca which just sold was true to form.I received multiple offers from buyers and we negotiated a price quite a bit over asking for very happy sellers.

dogs rule the roost on the Monterey Peninsula. Carmel, for instance, has been voted the most “dog friendly” town. Everywhere you go whether it is to the beach, a bank, a restaurant with a patio
or even a real estate office
you will see dogs – sometimes they even sit for a spell!
Shunned in some areas dogs are given more attention here than people. If you want to meet new friends, just get yourself an adorable dog and walk down the street. You will make friends wherever you go, because people will stop you on the street and ooh and ah over your pooch. In fact they will ask you all about your dog and want to know every detail of his life and his eating habits.
At our Carmel Realty Company real estate office on Ocean Avenue in Carmel I watch not only streams of people going by, but streams of dogs. And sometimes they’ll even pose for a photo!
We love all kinds of dogs here, Golden retrievers, poodles
pugs,
cocker spaniels, and of course the lovable mutts that are “mixed breeds”. Sometimes they are the most lovable of all.
Sometimes we even build them fancy homes.
If you’d like visit the Monterey Peninsula and stay overnight accompanied by your doggie, have no fear, there are plenty of hotels to choose from like these Lodgings in Carmel .
The Cypress Inn located in Carmel was a pioneer in pet-friendly lodgings. The hotel until recently was co-owned by our beloved Doris Day who passed away in 2019. A true dog advocate.
I could go on and on about the benefits of being a dog here. Wherever your dog will wander there will be an array of water bowls, dog treats, and amenities to make sure he/she is comfortable and pampered. If he is stressed he can visit a dog psychologist or have a nice massage. Or perhaps a surf lesson to let it all hang out!
Carmel Beach is the place to romp in the surf with no leash laws. Let’s play!
